• Examinging the property on a consistent basis, documenting violations and recording the condition of the Association’s buildings.

We employ a dedicated team of people who support the activities of each Property Manager on a daily basis, which includes a complete in-house staff for accounting and customer service representatives.

We utilize CINC Systems software to manage requests and monitor unit owner history.  CINC Systems assists our Property Managers by giving them instant access to the most up-to-date information for each Association’s account.

The entire staff at GRS Community Management dedicates their time to support every Association and every resident we serve with proper correspondence and clear communication.  Our Administrative Team manages multiple functions including:

• Detailed preparation of letters and other various correspondences between the Board of Directors and required government officials, contractors, owners or other persons and organizations.
• Mailing and distributing notices, or other documents, as they are required by the Board of Directors and the Florida State Statute.
• Electronic Storage of all Association files and documents.
• Processing purchase and lease applications. Each of these applications includes all necessary orientations and background reviews of potential client’s credit applications, criminal background checks.
• Assistance with distribution and preparation of necessary Annual Meeting and Election of Directors notifications.
• Coordinating arranging necessary meetings. This will include help with required materials, personnel who will assist, and any other support needed to help with the conducting of the meeting.
• Distribution and logging of all work orders as instructed by the Board of Directors.
• Responding to all telephone and email inquiries.
• Processing Document Violations, which include a detailed report that is supplied to the Board of Directors.
• Providing assistance with filing the Association’s annual corporate report with the State of Florida
