Community Features:

The Villas at Emerald Dunes is a community of 486 condo units located in West Palm Beach, Florida. The community offers a tennis court, 2 fitness centers, 2 pools, 1 business center, and 1 game room.

Regularly Scheduled Meetings:

The Board of Directors meets as needed. A notice will be posted on property 48 hours in advance of any Board meeting.

Association Financial Information:

Each unit is responsible for a monthly assessment to the association, due on the 1st of each month. Payments are considered late on the 11th of each month and may incur a $25.00 late penalty fee plus a 15% percent per annum interest charge.

Community Restrictions:

Please refer to the Association documents for the complete restrictions and rules. Some common restrictions are:

PET RESTRICTIONS: One (1) bedroom units have a one (1) pet limit with a weight limit of 35lbs. The two (2) & three (3) bedroom units have a two (2) pet limit with a combined weight limit of 35lbs. No aggressive breeds are permitted.

PARKING: All units have assigned parking based on each unit’s original purchase agreement. The Association has rental parking spaces for $50.00 per space per month on a first come basis. Guest parking is solely used for its intended purpose of guest parking. All assigned and overnight guest parking requires a parking permit displayed form each vehicle dashboard. Contact the onsite Management Office for additional details.

Application for Purchase or Lease:

The Association does not have an application process but requests that prospective tenants and owners complete an information package and attend a brief orientation meeting with the onsite Management office no later than 48 hours before scheduled move in date. The Purchase and Lease Information packages can be found under the Download menu to the left. The necessary vehicle decals will be issued at the Orientation meeting.

Architectural Changes:

All exterior changes must be approved by the architectural review board. Please download an application under the Downloads menu to the left.

Garbage and Recycling:

Garbage pickup is scheduled weekly on Tuesday
Recycling pickup is scheduled weekly on Wednesday and bulk trash pickup is scheduled on Friday.
