Community Features:
The Pines Community Services Association is located in Greenacres, FL. and comprised of a total of 304 units in this Quad Townhome structured Community featuring private gated patios and walking paths around four lakes. Centrally located, the Community is close to historic Lake Worth and Wellington as well as restaurants, shopping, services, amenities and is also close to I95, the turnpike and Palm Beach International Airport.

Regularly Scheduled Meetings:
The Board of Directors meetings are held at the discretion of the Board.

Association Financial Information:
Each unit is responsible for Monthly Maintenance Assessments to the Association, due on the 1st day of each month. Payments are considered late after the 10th day of each month and may incur a late penalty fee. There is also a monthly Special Assessment fee assessed on each unit for the replacement of each units’ roofs.

Community Restrictions:
Please refer to the Association’s Governing Documents for a comprehensive overview. The following are only a few of the community restrictions:

• Only two (2) domestic pets are permitted per unit.
• Owners must possess title of the unit for 24 months prior to leasing their unit.
• A maximum of one (1) lease only in any twelve (12) month period is permitted.

Architectural Changes:
