Community Features:

Phipps Village is a community of 144 Single Family Homes located in Wellington, Florida. The community is part of the Olympia Master Association, which offers numerous resort style amenities. The private Mediterranean clubhouse is the focal point of the community. Contained within the clubhouse are numerous meeting rooms, a large great room, a fitness center with child's playroom and an indoor basketball and volleyball court. Attached to the clubhouse is a large portico with a screened in patio and large water feature. The clubhouse also has an extensive outdoor patio with tables and chairs.  Surrounding the clubhouse is a 10-acre lakefront recreation area. This area contains 3 Tennis courts, 2 pickleball courts, outdoor basketball and volleyball courts, a large community playing field, a children's play area and a wetland preserve.

Regularly Scheduled Meetings:

The Board of Directors meets as needed.

Association Financial Information:

Each unit is responsible for a Quarterly assessment to the association, due on the 1st of each Quarter. Payments are considered late on the last day of the month and may incur a late penalty fee.

Community Restrictions:

Please refer to the association rules and regulations. Some common restrictions are:

PET RESTRICTIONS:

  • Must fill out Pet Registration form located within application.

PARKING RESTRICTIONS:

  • No commercial or recreation vehicles unless totally enclosed in garage. Commercial vehicles allowed 7Am-7PM for repairs.
  • Commercial vans or trucks whose letting is concealed to the satisfaction of the Master Association and Village.
  • No overnight parking in the street.
  • No parking in landscaped area.

Application for Purchase or Lease:

An application and certificate of approval are required for each purchase and lease in the community. The application fee for resale or lease is payable to GRS Community Management. All payments must be in the form of a money order or cashier’s check. A link is provided above to obtain the application package and instructions for submitting the fees and documents to GRS Community Management.

Architectural Changes:

All exterior changes must be approved by the Association Board and Master Architectural Review Board. Please download an application by clicking on the link above.

Garbage and Recycling:

Garbage pickup is scheduled for Tuesday and Friday. Recycling pickup is on Tuesday and Bulk pickup is on Friday.
