Community Features:
Palm Island Villas at Wilton Manors is a community of 18 Townhomes located in Wilton Manors, FL and features an entryway gazebo and community pool.

Regularly Scheduled Meetings:
The Board of Directors meets as needed.

Association Financial Information:
Each unit is responsible for a monthly assessment to the association which is due on the 1st day of each month Payments are considered late on the tenth (10th) day of each month and may incur a late penalty fee.

Community Restrictions:
Some restrictions are as follows, however please refer to the Association’s Declaration of Covenants & Restrictions for a comprehensive overview.

• No Lease shall be for a period of less than 3 months and no unit may be leased more than two (2) times any consecutive twelve (12) month period.
• Occupancy shall not exceed two (2) persons per bedroom in the unit.
• No more than two (2) cats or two (2) dogs (or one of each) is permitted in any unit, except with written consent from approving party.

Application for Purchase and Lease:
An application and certificate of approval are required for each purchase and/or lease in the community. Please click on the link on the left rail to obtain the Purchase/Lease application package. Purchaser(s) shall pay a working capital fund equal to twice the monthly assessments at time of closing.

Architectural Changes:
Any exterior modifications to the home or property require approval from the Association. Please click on the link on the left rail to obtain the Architectural Control Application.

Garbage and Recycling:
Trash pickup is scheduled for Monday and Thursday and Recyclables pickup is scheduled for Wednesday.

Bulk pickup is once a month – please check the Waste Management website for the schedule at www.WM.com.
