Community Features:
Marin Ranches Homeowners Association is a gated community consisting of 19 single-family home units located in Cooper City, FL. Most homes feature distinct elegant style and open floor plans ranging up to 3,000 sq. ft. where you will find a garage, a spacious lawn, a patio, and some homes also have swimming pool along with a view of the waterway. The community is also centrally located to shops, restaurants, schools, entertainment, and transport.

Regularly Scheduled Meetings:
The Board of Directors meetings are held on the third (3rd) Wednesday of each month.

Association Financial Information:
Each unit is responsible for Monthly Maintenance Assessments to the Association, due on the 1st day of each month. Payments are considered late after the 10th day of each month and may incur a late penalty fee.

Community Restrictions:
Please refer to the Association’s Governing Documents for a comprehensive overview. The following are only a few of the community restrictions:

• A non-refundable Capital Contribution equivalent to three (3) months of the current monthly assessment collected at the time of transfer/closing.
• Owners may lease their units for a term of no less six (6) months.
• Only Two (2) household pets are permitted per home.

Architectural Changes:
