Community Features:
Madison Lakes is a gated community of 130 single family homes located in western Boynton Beach. This community offers a pool with spa and patio area. Madison Lakes does not have a master association nor are there any land use fees or rent annual payments.

Basketball Equipment (Approved: August 24, 2010)

1. No permanent posts are permitted. Post must be placed in a removable sleeve. No concrete pads are to be installed.
2. Portable hoops are to remain in an upright position
3. When not in use, portable hoops must be stored away from any sidewalk or street so they pose no risk to vehicles or pedestrians. They must also be properly secured so they do not move or fall
4. Portable hoops are to be properly secured during the threat of a hurricane

Regularly Scheduled Meetings:
The Board of Directors meets on a quarterly basis at the Clubhouse. Notice will be posted.

Association Financial Information:
Each unit is responsible for a quarterly assessment to the association, due on the 1st of each quarter. (January, April, July, and October) Payments are considered late on the 16th of each month and may incur a $25.00 fee.

Community Restrictions:
Please refer to the Association documents for complete information. Some common restrictions are listed below.
No parking on the street.

Community Lease Restrictions:
Leases must be greater than 3 months and less than 24 months in term. No more than one lease is permitted in a 12-month period.Effective 11-13-18 all prospective tenants must have a minimum credit score of 650, as determined by the unweighted average of their credit scores issued by the three (3) major credit bureaus. Prospective tenants with a credit score below 650 as calculated herein above shall be rejected.

Application for Purchase or Lease:
An application and certificate of approval are required for each purchase or lease in the community. The application fee is $300.00. Two checks are required: $100.00 (cashier’s check or money order only) payable to GRS Community Management and $200.00 (cashier’s check or money order only) payable to Madison Lakes HOA. Architectural Changes:
All changes on the exterior of a lot must be submitted in writing on the association architectural application, which may be obtained above.  Applications must be sent to management company for review and Board approval.

Security:
Entrance gate: Updates may be obtained by clicking on the above link. Access transponders and pool keys may be obtained from the management company.

Garbage & Recycling:
Palm Beach County
Household Trash is collected on Tuesday and Friday
Large items and landscape debris is scheduled for Friday.
Recycling is scheduled for Tuesday.
Please place containers on the roadside after 6:00 P.M. the evening prior to scheduled pick up; otherwise, all containers are required to be stored out of sight.
