Landscape Information..
If you’re planning to make any changes to flowers/plants/hedges/bushes/trees, grass/mulch, beds or borders around beds, decorative stones/rocks, landscape lighting, lawn and wall ornaments/pots and related items, in most cases you will need to request a Landscape Review from the Landscape Committee (LC) before you can make any changes.

What is the Landscape Review process? The Landscape Review process ensures that modifications to your yard meet the specifications clarified in the Landscape Rules. The Las Brisas ARC Committee has delegated authority over landscape and exterior lighting to the Las Brisas Landscape Committee.
How do I request a Landscape Review?
- Simple landscape changes:
- Owners should send an email to landscape@lasbrisashypoluxo.com for changes that fall within the current rules containing: the owner’s name, unit, phone number and a brief description of the proposed change.
- If the change impacts multiple units, all affected owners must send an e-mail to the LC to indicate their agreement. The LC will send an approval notification by email to be affected owners, or it may follow up with the owner(s) to request more information or consultation.
- The Landscape Committee will address the item within 2 weeks.
- Complex landscape changes:
- If the request is more complex, the LC will ask the owner(s) to use the formal Landscape Review Process.
- For the Landscape Review the owner will create an application that includes all of the following documentation:
- A completed Landscape Review Request Form.
- Plans and specifications showing the nature, kind, shape, color, size, materials, and location of all modifications, additions, or alterations.
- Evidence that any contractors performing the work are properly licensed under Florida law and have obtained sufficient liability insurance (if applicable). Note: The liability insurance certificate should name “Las Brisas HOA, c/o GRS, 3900 Woodlake Blvd, Suite 309, Lake Worth. FL 33463” as the certificate holder.
- Proof of ownership, either a property record from the Palm Beach County Property Appraiser web site (http://www.co.palm-beach.fl.us/papa), a warranty deed, or closing statement.
Submit the completed application as follows:
- Scan the application and e-mail it to residentservices@grsmgt.com
Please note: Applications without all the required documentation will not be accepted.
None of the materials you submit will be returned to you.
Do not begin or schedule any work until your application has been approved.
What happens after I submit my Landscape Review Request application?
- After you submit your application, it will be processed as follows:
- GRS will examine your application to make sure all the necessary documentation has been provided. If not, you’ll be asked to provide the missing information.
- GRS will forward the completed application to Landscape Committee for review and the committee will determine if the proposed changes are consistent with the standards outlined in Article 15 and existing Landscape Rules, where applicable.
- The Landscape Committee will vote on your application.
- If the Landscape Committee approves your application, the Board of Directors will vote at the next HOA meeting.
- If the Landscape Committee rejects your application, you can appeal their decision to the Board of Directors at the next HOA meeting.
- GRS will notify you of the decision via e-mail. If the application was approved, you can begin work as soon as your contractor is ready.
After your request is approved:
- You cannot make any changes to the work as approved by the Landscape Committee.
- Work must begin within 90 days of approval date unless otherwise noted.
- Work must be completed as quickly as possible.
- You are responsible for any damage to underground utilities, including sewer, water, cable, electric & phone.
- You must remove all debris (concrete, fill, etc.) and re-sod any areas that are modified or destroyed.
- You are responsible for any damage that may be caused to the sidewalks or roadways from heavy equipment.
- The Board, Landscape Committee, and GRS have the right to final inspection and approval after construction is completed.
- The HOA’s level of service does not change based on owner landscape changes. If plants require additional attention, that is the owner’s responsibility.
- Other conditions may be applicable, and will be determined on a case-by-case basis.
