Architectural Information..

If you’re planning to make any changes to the outside of your home or in your yard, other than landscaping changes, in most cases you will need to request an Architectural Review from the Architectural Review Committee (ARC) before you can make any changes.

What is the Architectural Review process?

The Architectural Review process ensures that modifications to your home meet the architectural standards specified in Las Brisas Declaration of Covenants Article 15 (sections 15.1 and 15.4 of Article 15 are particularly important). Any changes must be in harmony with the design of existing structures and landscaping in the community.

In addition to Article 15, the ARC provides specific Architectural Review guidelines for some common modifications:

When is an Architectural Review required?

In general, any modifications or improvements to the exterior of your home or property must go through the Architectural Review process, for example:

  • Installing hurricane shutters, gutters or downspouts, or exterior lighting fixtures
  • Replacing windows or exterior doors
  • Installing or replacing a screen enclosure
  • Adding, removing, or moving pavers, walkways, or fences
  • This includes exterior changes anywhere on your property, even in areas not visible to neighbors. Changes made inside your home do not require Architectural Review.
  • Landscaping changes, including changes to plants, bushes, or trees, adding or changing landscaping beds, adding or changing borders around landscaping beds, and low-voltage landscape lighting, are reviewed by the Landscape Committee rather than the Architectural Review Committee (ARC). How do I request an Architectural Review?

To request an Architectural Review, create an application that includes all of the following documentation:

  • A completed Architectural Review Request Form (just the form, omit the instructions).
  • Plans and specifications showing the nature, kind, shape, color, size, materials, and location of all modifications, additions, or alterations.
  • A plot plan for any work to be done at ground level, if requested by the ARC.
  • Evidence that any contractors performing the work are properly licensed under Florida law and have obtained sufficient liability insurance (if applicable). Note: The liability insurance certificate should name “Las Brisas HOA, c/o GRS, 3900 Woodlake Blvd, Suite 309, Lake Worth. FL 33463” as the certificate holder.
  • Proof of ownership, either a property record from the Palm Beach County Property Appraiser web site (http://www.co.palm-beach.fl.us/papa), a warranty deed, or closing statement.
  • Submit the completed application as follows:
    • Email the application including all supporting documents to residentservices@grsmgt.com
    • Please note:
      • Applications without all the required documentation will not be accepted.
      • None of the materials you submit will be returned to you.
      • If you e-mail the application, you might be required to provide the original documents.
      • Do not begin or schedule any work until your application has been approved.

What happens after I submit my Architectural Review Request application?

  • GRS will examine your application to make sure all necessary documentation has been provided. If not, you’ll be asked to provide the missing information.
  • GRS will forward your application to the ARC to review and determine if the proposed changes are consistent with the architectural standards in Article 15 and existing Architectural Review guidelines where applicable.
  • The ARC reviews and votes on your application through e-mail.
  • If the ARC approves your application, it will be submitted to the Board of Directors at the next scheduled BOD meeting. The BOD will vote to either accept or reject the ARC’s decision.
  • If the ARC rejects your application, GRS will notify you by email. You can appeal their decision to the Board of Directors at the next scheduled HOA meeting.
  • GRS will notify you of the decision via e-mail. If the application was approved, you can begin work as soon as your contractor is ready, subject to any approval conditions specified by the ARC.

After your request is approved:

  • No changes can be made to the work as approved by the ARC.
  • Work must begin within 90 days of the approval date unless otherwise noted.
  • Work must be completed as quickly as possible.
  • You are responsible for any damage to the irrigation system or underground utilities, including sewer, water, cable, electric & phone.
  • You must remove all debris (concrete, fill, etc.) and re-sod any areas that are modified or destroyed.
  • You are responsible for any damage that may be caused to the sidewalks or roadways from heavy equipment.
  • The Board, ARC, and GRS have the right to final inspection and approval after construction is completed.
  • You are responsible for maintaining any alterations, except for gutters and downspouts, which will be maintained by the HOA.
  • Other conditions may be applicable and will be determined on a case-by-case basis.
