Association Details/Features:
Half Moon Bay Master Association, Inc. is the master association that oversees the common areas, features, and amenities of Half Moon Bay, compromised of 100 units at Half Moon Bay Condominium 1 & 2 and 205 units at Half Moon Bay by K. Hovnanian Condominium.
Half Moon Bay Condominium Association, Inc. (1 & 2) is managed by GRS Community Management. You can reach out to GRS or the property manager directly with questions.
Half Moon Bay by K. Hovnanian Condominium Association, Inc. is managed by Campbell Property Management. You can reach out to Campbell Property Management or the assigned Property Manager directly, for questions.
The Association amenities include a clubhouse (with meetings, common, and office spaces) two pools, a pool deck with lounge furniture, beautiful views of the inlet, outdoor kitchen areas, and guest parking.
Regularly Scheduled Meetings:
The Board of Directors typically meet on the third Wednesday of each month at 10am. Meeting notices are posted at the clubhouse and sent out via email blast. Please be sure to check the notice to confirm meeting dates and times. Meeting minutes and agendas can be found under documents in the menu on the left side of this page.
Association Financial Information:
Each unit is responsible for paying their regular association fees directly to the sub-Association that they are a member of. Each of the sub-Associations pay the master Association for the portion of the budget that they are assigned responsibility of by the governing documents.

Application for Purchase or Lease:
Applications for purchase or lease are handled by each sub-Association directly. Master approval is not required.
Architectural Changes:
All exterior changes must be approved through each of the sub-Associations directly. Master approval is not required.
