Community Features:
Pine Ridge South II Condo is a community of 336 Condo units located in Greenacres, FL.
This is a well-established community with beautifully landscaped areas surrounded by a lake and walking paths. There is a clubhouse with a large heated pool and deck area. There are Shuffleboard courts and Bocce courts as well for residents’ enjoyment.
Regularly Scheduled Meetings:
The Board of Directors holds meetings twice a month at the clubhouse. The 2nd Monday at 10am and the last Wednesday of the month at 7pm.
Association Financial Information:
Each unit is responsible for a Quarterly assessment to the association, due on the 1st of each Quarter. Payments are considered late on the 15th of each month and may incur a late penalty fee.
Community Restrictions:
Please refer to the association rules and regulations. Some common restrictions are:
PET RESTRICTIONS:
• No pets or animals are allowed as defined in the governing documents.
PARKING RESTRICTIONS:
• Recreational vehicle restrictions. (please see rules & regs for list)
• No more than 3 vehicles per unit.
• All vehicles must be current year registered and insured.
• No backing in of vehicles.
• All residents must have an association provided decal displayed.
Application for Purchase or Lease:
An application and certificate of approval are required for each purchase and lease in the community. The application fee for resale or lease is payable to GRS Community Management. All payments must be in the form of a money order or cashier’s check. A link is provided above to obtain the application package and instructions for submitting the fees and documents to GRS Community Management.
Architectural Changes:
All exterior changes must be approved by the Board of Directors. Please download an application by clicking on the link above.
Garbage and Recycling:
Garbage and rubbish must be placed in plastic bags and tied shut before its place in the dumpster. Do not put plastic bags in Recycling Bins. Newspapers, magazines, and cardboard must be flattened first and placed in the YELLOW designated recycle bin. Large, oversized objects must be placed next to the dumpster for weekly pickup.
Garbage pick-up is on Tuesdays and Fridays. Recycling and Bulk pick-up is on Wednesday.
